We requested a bid from Lord Roofing for a torchdown roof. James Lord was excellent at communicating, patiently answered all our questions, provided a reference on request, and gave an extremely competitive bid that included everything requested (other bidders forgot to include stuff, or don’t provide at all so you have to find another contractor). The only reason we didn’t hire him was because we ultimately decided to install a different type of roof (PVC).

James arrived promptly, took care of business, and even impressed my wife with his tactful handling of my mother and her many questions about the roof’s longevity. After the job was completed, James emailed us photographs of what was done. Tag k you very much for your excellent work. Couple months ago my parents noticed that they were having water leak problem, so they had several roofing companies come by to inspect the issue and give a quote for the roof repair. Of the 3 roofing companies that inspected my parents roof, James at Lord Roofing was very thorough in his roof inspection as well as detailed with the scope of work. He found several other issues with the roof as well as found where the leak issue and what was causing it: Wood/termite rot in various areas of the roof, a section of roof tiles that were improperly placed/misaligned and the poorly designed chimney flashing which caused the water leak issue. Basically the roof was quickly/poorly built when my parents house was built over 25yrs ago.

My parents decided to go with Lord Roofing because James was very professional, detailed/thorough with the scope of work, and his 20yr experience made my parents comfortable with the job that needed to be done. Once Lord Roofing got started, they found other areas of wood rot that wasn’t part of the job. However, James was very kind enough to repair without charging since his crew had extra materials for this roof repair. Many others would have ignored the issue due to the fact that this was not “part of the job.” On top of that, James was dealing with my father who can be obnoxiously detailed and picky lol. After completion of the job, my father pointed out few areas where he found some concerns. James and his crew were able to complete the roofing work as well as the concerns my father pointed out within a week.

In the end, my parents were completely satisfied with the job and were very happy to go with Lord Roofing. With that said, I 100% recommend Lord Roofing because they are very thorough and very easy to work with. Big THANKS to James and his crew at Lord Roofing!!

James and his crew are true professionals! They are great communicators and take the time to explain what they are doing, when they are doing it, and why. We needed some wood damage repair done on the roof support framework and James brought in some expert Carpenters to complete the necessary work. He also brought in craftsman sheetmetal workers for the flashings etc. James was very conscientious about cleaning up around the property during the project. He and his awesome crew worked on the project from the beginning to the end without any gaps in the work effort. He lined up all of the permits and subsequent inspections with aplomb. When the project was finished James gave me a tour of the new roof and made sure that I was completely happy with the job. It was a great experience and now I am ready for the rain! Thanks James!!!

Lord Roofing put a new roof on my house more than a year ago. I was very happy with the work at that time. Recently I encountered a complex vent issue caused by a roofing error. Proprietor James L. courteously listened to my problem and then throughly fixed it for me within a week at no charge. I was pleased and impressed. Very professional!

I would give James 6 stars if possible. I am a real estate agent, so I am familiar with a lot of roofers and with the problems that can arise. When it came to replacing the roof of my own house, I picked James and he did an outstanding job. He was always quick to respond to any communication from me, and was patient and thorough in explanations. When there was a glitch with the skylights (which had nothing to do with him), he went out of his way to help us with the issue. He is a complete professional who takes pride in his work. I recommend him without reservation.

I was very pleased with the work that James and the crew did! In getting the permits, carefully moving plants, extraordinary clean up!, Even to vacuuming in the attic area of where the new roof was put on, from the debris that had fallen through. I felt as though he was very honest with me, letting me know that the other portions of the roof weren’t necessary to be done at this time. And his bid was very carefully and totally laid out. And I would also say that crew that worked with him we’re just terrific in terms of communicating, kindness, and doing a great job. They even brought their own porta potty, and during this time they were all very conscientious about their masks.

I selected Lord Roofing based on Yelp reviews… and I was not disappointed. When I first met, James, the owner, he climbed on the roof to get a good assessment of the situation. He pointed the areas that needed to be looked at, while giving me options to manage my costs. This made me feel he knew his trade quite well but also cared about my budget. He also pointed at some unknowns but specified the additional billing rate for them. All throughout the 10 days of work, he kept calling me to keep me informed of the progress and review my options, and report on the extra costs up to date. They fixed tiles, underlayment, facia boards, valleys, chimney flashing and gutters. I verified their work on the roof a few times and in the end, I was very satisfied with the results. His crew was very friendly and left the place very clean. I definitely recommend them.

We bought an older house that came with a number of problems. The home inspection revealed water damaged fascia, eves and leaky gutters.

We had several roofing contractors give us bids. James Lord impressed us with his thorough inspection, attention to detail, knowledge and offering options to save costs.

We had a gutter company remove the old gutters and install new gutters. After the work was completed everything looked great. An unseasonable rain showed some leaks. When we contacted James he came right out. He checked all the trouble spots and discovered the “returns were flattened, there was damaged and missing underlayment”. He provided a detailed explanation of the problem, his proposal and what would be needed if there was more hidden issues. The problems were hidden and a result of years of neglect. James and his crew were knowledgeable, service oriented and made sure they addressed all our concerns. They came back and made sure the job was done right.

We have every confidence in their work and customer service. We highly recommend Lord Roofing.

Lord Roofing Review:

Our est. 1450 sq ft, one story, 1950’s era, Marina, California house was last re-roofed with tar&gravel about 1993. Last winter, a little leaking had occurred during winter rains. It was time for a new roof.

I contacted about 5 roofing companies, asking for an estimate for a new roof. Several companies, the bigger ones, said they could send someone to take a look and give an estimate in 2 or 3 months. Two companies, Scudder Roofing and Lord Roofing, located closer, came by promptly to give estimates. Both professional and experienced outfits with top Yelp ratings (5 out of 5). Scudder Roofing had more customer reviews than did Lord Roofing. Scudder was a larger outfit. Lord Roofing smaller and only started in 2017 but by two partners with decades of roofing experience between them.

Both Scudder and Lord impressed me. Scudder gave a $17k estimate. Lord gave a $12k estimate. Our house roof wood had areas of dry rot and termites, missed by Planet Orange. Planet Orange is a very good pest control company but different areas of our roof were near impossible to reach. Scudder said the extra “carpenter” work, replacing bad wood found would be about $90 per hour per worker and replacement wood (plywood and beams of 2″x4″ and 2″x6″ would be cost plus 35%. Lord said the extra work, not found in the initial estimate would be about $65 per hour per worker and that they would charge only their cost for materials. This was for any bad wood discovered after the job was started and not found until the old roof was removed. Lord’s cost estimate included some bad wood we found in the initial inspection. Scudder’s cost estimate did not include bad wood replacement we found in the initial inspection that I could tell.

It was tempting to go with Scudder with their proven track record, but I ended up choosing Lord Roofing for the roof replacement job.

Why?

Despite both Roofing Companies giving me a very good impression during the initial inspection for purpose of giving me an estimate,

1. Lord Roofing included a handful of areas of bad wood found in the initial inspection, in the price of the job estimate.

2. Scudder’s work crew would be experienced employees. But Lord’s work crew would be Jim Lord, the Company owner and his partner (and Mr. Lord’s adult son). In my experience, if the Company owner is there on the job, the owner makes sure the job is done well and with little wasted time. This was the case. Even our neighbors commented that the Lord Roofing crew (mostly the owner and his partner) worked very hard and quickly without wasting time. It became clear that Jim Lord and his partner were master roofers, who had wanted to stop being employees for bigger companies and to start their own roofing company.

3. Lord Roofing’s estimate of $12k was more affordable, than Scudder’s at $17k.

So, in less than a week, we had a new roof of better grade shingles on the more sloping parts of our roof and composite on the more flat portions. Bad wood replacement (there was quite a bit) cost a bit over $2k. Also installed were rain gutters and drains and rain gutter protective screens to keep the gutters from getting clogged by the leaves of our tall, backyard trees. The gutters with the optional covers added another $1k.

I inspected the work and saw the workmanship was excellent. Edge matching was precise. I have worked in the area of quality control in my own field of employment, and Lord Roofing’s work was indicative of master level roofers. Much to compliment. Nothing to criticize.

Every day, they cleaned up any mess before leaving. The job was done beautifully. I was impressed enough to tell them that they could use me as a reference.

I did screw up though. Although I had had the pest controllers Planet Orange, check and treat any pest-containing wood, some months prior. We missed one large dry-wood termite nest that was big. I found it and even though the roof was done, Lord Roofing came back, removed the roof where the termite-infested roof beam was, replaced the roof beam and area siding and plywood, and re-installed that part of the roof, in one day, for modest price.

I messed up in assuming pest control inspectors always find all the pests. 9 out of 10 is very good, but that missed #10 was a big enough nest, an entire roof beam had to be replaced, plus plywood 4’x8′ paneling and facia wood. I thought it a 2 day job. Jim Lord and his partner (I forgot his name, I am embarrassed to admit, but the guy was VERY good at both roofing and carpentry), did it all in one.

If I have any future work, I plan to use Lord Roofing again. Outstanding outfit. Very impressive.

I had asked him to be careful with the garden and the whole crew was on board with that; nothing was damaged. Had trouble even getting quotes after a wind storm damaged our older roof in Santa Cruz. James was straight up, he provided the quote and said he was booked three months out. Lots of contact during these three months. Plus or minus a week or so due to weather, they called the week before to say when they’d be here to start. Back of the house had four layers, front of the house had five layers of wood shake and composite shingle! James and the crew were thorough and explained everything along the way. Job site was cleaned up well at the end of each day. All of the guys were knowledgeable and friendly. They showed up at the same time each day and worked full days. Great guys and a hard working team that did an awesome job on our roof. Highly recommend them.

Honestly Lord Roofing didn’t end up doing my Moms’s roof but only because of a convenience and timing factor on my end. However, I was absolutely impressed with James who gave a fast quote on my Mom’s home, with pictures and lots of great information on condition and options. He was friendly and went out of his way by making temporary repairs to help prevent water from entering my Mom’s home until we could get the work done. I work in insurance and can attest that his quote was good and reasonable, and with all the other great ratings on Yelp he was living up to their reputation. If my circumstances were different, I’d hire them without hesitation and I think you should to!!
